The luxury home market in Los Angeles’ Westside beckons those who crave proximity to the Pacific Ocean, whether on the sand, or close enough to experience our delightful coastal climate, cooled by on-shore breezes.

Beach-front and ocean view Malibu real estate ranges in price from about $1.6 Mil to $50Mil. Ocean view bluff estates are often gated, private compounds. This is the only area in Los Angeles County where, for a price, you can smell and taste ocean spray from the balcony, stroll along your private, sandy beach, and be lulled to sleep by the gently pounding surf.

Pacific Palisades Village area homes range in price from $1.2Mil to new construction in the $3Mil-$6Mil price range. Condominiums and townhouses are offered from the $550,000 range upwards of $2Mil. The Huntington Palisades, an area within blocks of the Village, has larger lots than the Alphabet street homes and commands prices in the $2Mil-$20Mil range. The Palisades Highlands area includes townhouses to gated communities with tennis, pools and recreation centers. Townhouses from $650,000; Estate homes from $1.8Mil to $8Mil. The area known as Palisades Riviera, is the jewel in the crown of Pacific Palisades real estate, with wide streets, the largest average lot sizes, and ocean, coastline and city-lights views. Home to a renowned, private-sector astronaut, it is also home to many film and television personalities. The price range in the Palisades Riviera area is from $3.4Mil for a home in need of TLC, to $18Mil.

The full-service condominiums on Ocean Avenue in Santa Monica and many famous beachfront homes range in price from about $1Mil to $13Mil. The most exclusive area of Santa Monica real estate (zip code 90402), north of Montana Avenue, attracts families (highly-rated schools) and developers with diverse architectural tastes. Most of the luxurious, trend-setting designer homes boast at least 4,000 Sq. Ft. Two highly regarded public elementary schools serve this zip code. Both Franklin and Roosevelt Elementary schools and Lincoln Middle School attract education-oriented parents.

In 2007, in the guard-gated enclave of Mandeville Canyon’s Country Estates, in Brentwood, Ca., Sotheby’s International Realty represented the sellers in the highest sale in the history of Brentwood real estate (over $25Mil). The guard-gated Mediterranean estate boasts over 17,000 Sq. Ft., on over 7 acres of land. The home had a Queen’s Necklace view, a 1-acre vineyard, tennis court, and lagoon pool and guest house. Luxury homes in Brentwood, California range in price from $2.5Mil to $25 Mil.

The price range for beach city homes in areas from Marina del Rey, Hermosa Beach, Manhattan Beach, south to Redondo Beach range from about $1Mil to $16Mil. High Rise condominiums in Marina del Rey start at about $450,000. Views are key. Hermosa Beach and Manhattan Beach are the most coveted areas of the South Bay, for convenience, charm and proximity to the sandy beaches. The Sand Sections of these beach towns command prices from about $1.5Mil to $6Mil.
